Real Estate Development
As a developer, our vision is to build projects that deliver on multiple dimensions- Mosaic projects will improve the quality of life in neighborhoods, create vibrant live-work-play communities and produce enduring economic value. Our years of experience working on tough community-based projects allow us to unlock value in neighborhoods where others may fail to see the opportunity or accept the challenge. We will seek to incorporate sustainable design and green building strategies in all of our projects. The firm will also partner with like-minded developers as strategic opportunities arise.
Mosaic will also focus on catalytic public/private development projects. Our many years of experience as development professionals in both the private and public sector make us a value-added partner to municipalities, community groups and developers who seek to develop mixed-use, mixed income projects in transitioning neighborhoods.
Featured Development Project
3813-15, 3825-29 Georgia Avenue, NW, Washington, DC
Mosaic, in partnership with Donatelli Development, is developing a vacant lot and two dilapidated storefronts in Washington, DC into a $5M mixed-use, mixed-income development projected to consist of 12 condominium units and 8000 square feet of neighborhood-serving retail. Thirty-percent of the units will be affordable. This transit-oriented development is located one block from the Petworth Metro Transit stop, and will act as the final anchor of a new pedestrian-oriented, mixed-use corridor bringing sorely needed neighborhood-serving retail and new housing to the area. One of the storefronts, 3815 Georgia Avenue NW, has been designated a historic landmark by the District of Columbia’s historic preservation office. We saw the landmarking of the site not as a problem but as an opportunity to celebrate the site’s rich history through an adaptive re-use of the storefronts. We also intend to incorporate thoughtful sustainable design strategies into the project.
